  • Do I need a bank account in Indonesia to receive my rental income?
    Not necessarily. You are not required to have a local bank account in Indonesia to receive your rental income. Villa Management Services offers the convenience of sending villa rental revenues directly to international bank accounts.
  • Has construction started? When will construction finish?
    Yes, absolutely. We started construction in December 2023 and the whole complex will be completed by end of Q1 2025.
  • Can I insure my villa?
    Certainly. While many local homeowners skip insurance, options with many insurance companies are available. This can cover natural events like earthquakes or flooding.
  • What is the payment plan?
    Our payment plan allows you to pay in six instalments over the construction period instead of paying 100% upfront. Below is the current payment plan. Note that there is some flexibility to adjust the instalment percentages, but this may increase your villa price. Full payment is required by the construction completion date. #1 - 30% Upon Contract Signing as the Dream Villas construction has already started #2 - 20% After foundation construction is completed #3 - 20% After the roof and walls construction is completed #4 - 20% After Exterior Completion #5 - 5% After Works Handover Report is completed #6 - 5% At Keys Handover
  • How was the return of investment (ROI) estimated?
    The estimated 20%+ ROI is derived from grounded data driven estimations, using extensive data analytics on current average performance of modern, professionally managed villas in Bingin, Uluwatu. It's essential to understand that ROIs should be viewed as averages over the mid term and can vary in the short term, with some months performing much better than others.
  • Can I buy a Dream Villa as a freehold instead of leasehold?
    Our villas are only available as leaseholds. It's important to note that foreigners are not permitted to own freehold properties under their names in Indonesia. To acquire a freehold property, you would need to set up a company with a minimum investment of approximately USD $650k. However, even in this case, the foreign-owned company must convert the freehold right into a time-limited ownership right, and will have to apply for extensions with the government for up to 80 years to maintain their ownership of the property. We generally do not recommend that foreigners pursue the freehold option due to the high cost and additional expenses involved, which significantly reduce the Return on Investment (ROI) compared to a leasehold property.
  • What happens if the villas are not completed on time?
    Rest assured, the villa complex will be delivered on time. However, in the unlikely event of construction delays, you are financially protected with penalties on us, which will reduce your villa price for each day of the delay. If we experience a delay of more than then weeks, you will have the right to cancel your contract and receive a refund. Our experienced building team is dedicated to ensuring timely completion without compromising on quality.
  • What about taxes in Bali?
    In Bali there is a prevailing 10% tax on rental income, but we always recommend that you consult a tax expert for specific details about your tax situation, as there are different opportunities for structuring and optimization.
  • Can I store my personal items?
    Each villa comes with secure storage space for your personal items for the times when you are renting out your villa to guests. Each storage room has all necessary set-up to put a washing machine or any other appliances.
  • How can I observe the construction progress?
    We will share regular progress updates with photos. Also, you are always welcome to come to Bali in person and personally tour the complex.
  • As a foreigner, can I buy and fully own a property in Bali under my name?
    Yes, absolutely! Foreigners are legally permitted to own leasehold properties outright in their names in Indonesia. The process does not require you to live in Indonesia, obtain a visa, or have a residency status. You can buy a leasehold property and have it 100% under your name.
  • Are the villas delivered furnished?
    Yes, absolutely. The villas will come equipped with appliances and furnishings. Our purchase contracts provide a comprehensive list of all the furnishing items and appliances included with each villa. We offer extra options allowing you to customize the furnishings to your liking and to provide all the essentials, from bedsheets, towels, plates and cutlery and kitchen etc..
  • I’m not in Bali, can I buy a property remotely?
    Yes, you can. We offer full legal support to facilitate a smooth and secure property purchase.
  • Can I secure a loan for such a project?
    Traditional bank loans will be challenging and most clients opt for full equity. Please consult with your banker regarding your options.
  • Do you provide villa management and take care of renting the villas?
    No, but we are working with the best Villa management agencies that optimally manage portfolios of a few hundred villas, offering a genuinely hands-free and worry-free experience for the villa owners while enjoying the monthly passive cash returns and income.
  • Can I resell my villa, and how can I do it?
    Absolutely, you are free to do whatever you want with your villa. The Bali villa market is thriving, so selling or even gifting your villa is entirely feasible. You can do it yourself or by contacting a real estate agency.
  • Do you offer any financing options?
    Unfortunately, there are no financing options for foreign individuals in Indonesia. You will need to secure financing in your home country before buying a villa, so please speak with your banker.
  • I’m ready to buy, what is the process?
    If you are working with your real estate agent, please let them know, and they will help you to prepare and submit an offer letter. Otherwise, don't hesitate to contact us to reserve your villa worry-free for up to 14 days by signing an MOU with only a USD 4,000 refundable deposit while you review the villa contracts. If you are satisfied with the contracts, we’ll sign the agreements and invoice you for the first payment. If not, we’ll refund you the reservation deposit.
  • How is the construction quality guaranteed?
    Warranty: We offer a warranty on construction and finishes, setting a higher standard than Bali's typical warranty. We adhere to rigorous building standards, allowing us to confidently offer this warranty and ensure your peace of mind. Transparent contracts: Our purchase contracts provide details of the materials, sanitary ware brands, and appliance brands that will be installed in your villa. This transparency enables you to hold us accountable for delivering a high-quality finishing.
  • Do I need to set up a company in Indonesia to buy a villa?
    No, you are not required to set up a company in Indonesia to purchase a villa; you can buy it under your name. However, there are situations where setting up a company might be beneficial. For instance, if you plan to expand your property portfolio in Indonesia or have specific investment goals. We encourage you to discuss your plans with us, and our team can provide expert advice on the best way forward based on your individual circumstances and objectives. Whether you choose to buy under your name or explore the option of a company setup, we can guide you through the process and ensure a seamless experience.
  • How long is the leasehold? What happens when the lease runs out?
    The villa prices cover a 25-year leasehold period. Additionally, as part of your villa contract, you have a guaranteed option to extend your lease by an additional 20 years. Leaseholds in Bali rarely run out. Extensions provide an ongoing income for Indonesian landowners, and if the contracts are properly prepared, leaseholders maintain the right to extend their lease. We have ensured that our buyers will have the right to extend their leasehold in the future - at the end of the lease period or earlier, by paying the land market value at the time of extension. Of course, you retain the right to sell your leasehold property at any time, providing you with flexibility and options throughout the lease period
  • How about taxes in my home country?
    We recommend consulting with your local tax expert regarding bilateral tax agreements with Indonesia.
  • How realistic is the ROI?
    Our estimations provide a realistic outlook on the potential returns you can expect from your investment.
